Tourism projects lead the way

Cairns Regional Council unanimously approved a $210 million tourism development at Captain Cook Highway and Paradise Palms Drive, north of the city, after an attempted court challenge. The council also approved an $8 million retirement village within a masterplanned estate. Approvals of this size signal confidence in the Far North's visitor economy and give developers a clear path forward.

At the airport, the SkyHaven project will add a 186-room hotel worth about $60 million, with completion planned for late 2027. Airport hotels capture travellers on early flights and layovers. Cairns' international and domestic connections make it a natural fit.

Waterfront and CBD

A waterfront supersite with approval for 90 homes has come to market, a rare chance to secure an approved project close to the Esplanade. In the CBD, the fully leased, heritage-listed building at 22 Spence Street was offered by Cushman & Wakefield with expectations above $8 million, closing in September. Land at 14 James Street, Cairns North, an 811 sqm site, sold on 6 October.

Hotel refurbishments are also lifting the quality of stock. The 314-room Novotel Cairns Oasis Resort finished the final stage of its refurbishment earlier this year.

The wider Cairns market

Cairns' economy rests on tourism, health, education, marine industries and its role as a service hub for Cape York and the Pacific. Industrial demand is concentrated in Portsmith, Bungalow and Woree, close to the port and the Bruce Highway, where marine, freight and trade businesses compete for limited space. Retail and office demand follows the city's population and visitor growth.

Interest rates and what they mean for Cairns

With September CPI at 4.3 per cent, a rise in the cash rate to 4.85 per cent is widely expected on 3 November. Tourism projects need strong feasibility and finance, so higher rates may slow some proposals. Well-leased CBD assets and approved sites should still attract buyers looking for long-term value.

06 / 07

What this means for owners and developers

  • Sell the visitor story. Tourism property is valued on future trade. Show buyers how a site fits the region's growth in visitors and flights.
  • Approvals add value. Sites with permits in hand, like the waterfront supersite, should make the approved outcome easy to picture.
  • Heritage can be an asset. Well-presented heritage buildings with secure tenants draw serious interest.
