Ballarat's commercial property market was busy at the practical end in October 2026. Industrial buildings in Delacombe and Wendouree changed hands, serviced land in stage two of the Ballarat West Employment Zone was on offer and a Bridge Mall retail property went to auction. As Melbourne's industrial land gets scarcer and dearer, Ballarat is increasingly on the radar for businesses that need space and room to grow.
This October 2026 update covers Ballarat commercial and industrial property and what owners, investors and businesses should watch.
Ballarat commercial property in October 2026 at a glance
- Industrial sales: 27 Opportunity Close, Delacombe, sold on 16 October; 260 Ring Road, Wendouree, recorded as sold or leased on 14 October
- Development land: stage two of the Ballarat West Employment Zone offered with fully serviced lots from 9,000 to 40,660 sqm
- Recent deals: 4 Concept Drive, Delacombe, an approved warehouse development site, sold on 21 September
- Retail: 9–11 Little Bridge Street and 12–14 Bridge Mall offered at auction on 28 October
- Melbourne context: Melbourne industrial vacancy eased to 4.7 per cent in the September quarter
- Interest rates: cash rate 4.60 per cent, a rise to 4.85 per cent widely expected on 3 November
Industrial: Delacombe and Wendouree
Delacombe has become Ballarat's main industrial growth area, with several sales in September and October. A factory and warehouse at 27 Opportunity Close sold on 16 October through Colliers, while 16 Martin Drive sold in September. In Wendouree, 260 Ring Road, an industrial facility, recorded a transaction on 14 October.
The buyers are mostly local businesses buying their own premises and private investors looking for steady regional income. Modern buildings with good truck access to the Western Highway and Ballarat Link Road are in the most demand.
Ballarat West Employment Zone: stage two
Knight Frank is offering stage two of the Ballarat West Employment Zone by private sale, with fully serviced industrial lots from about 9,000 sqm up to 40,660 sqm. Serviced land of this size is hard to find closer to Melbourne. For manufacturers, transport operators and distributors serving western Victoria, it is a chance to build to their own specification.
Development sites with planning approval are also moving, such as 4 Concept Drive, Delacombe, which sold in September with a permit for a modern warehouse project.
Retail and the CBD
A retail property at 9–11 Little Bridge Street and 12–14 Bridge Mall in Ballarat Central was offered at auction on 28 October. Bridge Mall has been through a redesign and the result will be a useful indicator of investor appetite for central Ballarat retail. Bakery Hill also recorded a retail sale in September.
Interest rates and what they mean for Ballarat
September's CPI of 4.3 per cent has economists expecting a rise to 4.85 per cent on 3 November. Ballarat's market depends on owner-occupiers and private investors who borrow, so higher rates could slow decisions. Businesses buying their own premises are often less rate-sensitive because they are replacing rent.
What this means for owners and businesses
- Tell the location story to Melbourne. Ballarat's freeway access and land costs are a strong pitch to businesses priced out of the city.
- Show what can be built. Land buyers want to see a building on the site. Simple concept plans and imagery help.
- Owner-occupiers are the market. Present floor areas, power, access and parking clearly for operating businesses.
