THE PROJECT

Small units. Big presence.

Horus Bend is a limited collection of 16 modern office / warehouse units at 7 Horus Bend in Perth's established Bibra Lake industrial precinct. Units range from about 174 sqm to 276 sqm, each pairing a high-clearance concrete tilt-panel warehouse with a first-floor office.

CPM created the 3D renders, campaign direction and information memorandum, giving owner-occupiers and investors a clear, premium picture of the finished estate well before construction.

PROJECT INFO

01

Project positioning

Small office / warehouse units are often marketed as plain grey sheds. Horus Bend was positioned differently: as a premium address for owner-occupiers, investors and growing businesses who want their premises to look as good as their business.

Key Messages:

  • Brand-new units in an established Bibra Lake industrial precinct
  • Practical sizes from about 174 sqm to 276 sqm
  • Architectural finishes with signage opportunities
  • Easy access to Perth's southern industrial corridor
02

Ground-level 3D renders

A series of street-level renders shows the finished estate from Horus Bend, down the central accessway and up close at the unit fronts. Staff, visitors, vehicles and landscaping bring the estate to life, so buyers can picture their own business operating there.

Why It Works:

  • Shows the dark cladding, first-floor offices and roller doors in realistic detail
  • Communicates access, parking and the landscaped frontage at a glance
  • Gives the campaign premium hero imagery from day one
03

Aerial context

An aerial render places the completed development in its real surroundings, with the established industrial precinct around it, Bibra Lake beside it and the Perth CBD skyline on the horizon. It answers the location question in a single image.

Impact:

  • Shows the estate within a busy, established business area
  • Connects the site visually to the Perth CBD about 20 km away
  • Supports the investment story with genuine context
04

Campaign direction

The campaign takes an editorial approach usually reserved for higher-value property: classic serif typography, a charcoal and stone palette, generous white space and large hero imagery. The result feels more like a premium residential launch than an industrial flyer.

Key Deliverables:

  • Project identity and Horus Bend wordmark treatment
  • Typography, colour and layout system
  • Hero imagery direction for print and digital
  • Consistent styling across every campaign asset
05

Information memorandum

A seven-page information memorandum gives the selling agent a polished, investment-ready document for buyers and investors.

Key Deliverables:

  • Executive summary and Bibra Lake economic snapshot
  • Investment highlights
  • Development overview and specifications
  • Custom location map with travel distances
  • Full unit schedule and warehouse / office features
  • Agent contact page
06

A premium launch for a practical product

Horus Bend shows how strong visualisation and considered campaign design can lift a practical product. By presenting 16 compact units with the polish of a premium development, the campaign gives buyers confidence in the finished result and helps the project stand out from the crowd.
