Commercial Property Marketing EXPLORE THE WORK
01.

158 Ingleston Road

158 Ingleston Road is a new industrial development in Brisbane’s tightly held eastern industrial corridor, designed to deliver modern warehouse and office accommodation with strong access to the Gateway Motorway, Port of Brisbane and surrounding trade areas. Commercial Property Marketing was engaged to create the 3D visualisation for the project, helping present the development clearly and professionally well before completion and giving the leasing campaign the imagery needed to build early market interest.

Bringing the Development to Life Before Completion

With the project still under construction, the challenge was to give prospective tenants a clear understanding of how the completed estate would look, feel and function.

Our role was to take the architectural documentation and turn it into realistic, market-ready 3D imagery that communicated the finished development in a way plans and elevations alone could not.

The visualisation focused on the overall presentation of the estate, including the warehouse façades, office components, access points, vehicle circulation, parking, landscaping and the relationship between the individual tenancies.

The Development

158 Ingleston Road comprises a modern industrial estate designed for businesses seeking high-quality warehouse and office accommodation in one of Brisbane’s strongest eastern industrial locations.

Key features of the development include:

  • Six industrial tenancies
  • Modern warehouse and office accommodation
  • Approximately 9 metre minimum internal warehouse clearance
  • Wide roller-door access
  • High-capacity onsite parking
  • High-power capability
  • Two-level office amenities
  • Strong vehicle access and circulation
  • Excellent connectivity to the Gateway Motorway and Port of Brisbane

The development is positioned to appeal to a broad range of industrial, logistics, trade and commercial occupiers looking for modern premises with strong access to Brisbane’s wider transport network.

Our 3D Visualisation

The 3D imagery was created to present the development as a completed, operational estate rather than simply show the building form.

We developed the scenes to communicate scale, access, functionality and overall presentation, while also making the project feel realistic and commercially relevant.

This included careful attention to:

  • Building materials and façade treatments
  • Office and warehouse proportions
  • Loading and access areas
  • Car parking
  • Vehicle movement
  • Landscaping
  • Site presentation
  • Surrounding context
  • Human-scale activity

The result was a set of polished 3D visuals that could be used across the leasing campaign to give prospective tenants a much stronger understanding of the finished project.

Supporting the Leasing Campaign

For an industrial development being marketed before completion, strong visualisation can play a major role in reducing uncertainty.

Prospective tenants are often being asked to commit to a building they cannot yet inspect, so the marketing material needs to communicate the opportunity clearly and confidently.

The 3D renders help the leasing team:

  • Present the finished project before construction is complete
  • Give prospective tenants confidence in the quality of the development
  • Explain warehouse access, office components and overall layout
  • Improve the presentation of online property listings
  • Strengthen leasing brochures and presentations
  • Support early tenant enquiry
  • Help drive pre-leasing conversations

Rather than relying solely on plans and specifications, the development can be marketed as a clear and tangible product from an early stage.

Creating a Stronger Leasing Story

Good 3D visualisation is not just about making a project look impressive.

For commercial and industrial property, it is about helping people understand the opportunity quickly.

At 158 Ingleston Road, the imagery gives prospective tenants a realistic view of the completed development and provides the leasing campaign with a stronger visual story across digital, print and agent presentations.

This allows the project to be marketed earlier, presented more professionally and understood more easily by the businesses it is designed to attract.

Marketing Property Before It Exists

This project is a strong example of how 3D visualisation can support commercial property marketing well before practical completion.

By turning architectural documentation into realistic, market-ready imagery, developers and leasing teams can begin generating interest earlier, build confidence with prospective occupiers and create stronger campaigns around projects that are still under construction.

For industrial developments in competitive leasing markets, that can help accelerate enquiry, support pre-commitment and give the project a stronger presence from the outset.
