2026

31 October 2026 · 3 min read

Townsville's biggest commercial property story in October 2026 is Lansdown. The first review of submissions in the council's tender for the remaining 520 hectares at the Lansdown Eco-Industrial Precinct closed on 31 October, as Quinbrook's plan for Australia's first quartz-to-silicon campus moves towards a formal agreement. Around the city, North Ward and CBD properties kept coming to market as investors weighed up the north's long-term growth.

This October 2026 update covers Townsville's commercial and industrial property news and what owners, investors and businesses should watch.

Lansdown: Townsville's big industrial bet

The Lansdown Eco-Industrial Precinct, south of the city, is Townsville City Council's plan to attract large-scale manufacturing and processing. In August the council opened a 12-month tender for the remaining 520 hectares of land it owns there, with evaluations every quarter. The first round of submissions closed at 5pm on 31 October.

The council has also endorsed a commercial framework to give companies more certainty on the terms of setting up. It has also committed $86.8 million this financial year for enabling road and water infrastructure. That combination of land, infrastructure and clear terms is what large industrial users need before they commit.

Quinbrook's quartz-to-silicon campus

In August the council and Quinbrook's project company Solquartz signed a memorandum of understanding for the Northern Quartz Campus, described as Australia's first integrated quartz-to-silicon precinct. The aim is to finalise a project development and infrastructure agreement by the end of 2026, with commercial operations expected by 2030. Quinbrook is also progressing solar farms with a combined capacity of about 550MW and the Supernode North battery at 780MW and 2,200MWh.

If it goes ahead, the campus would bring a new manufacturing industry to North Queensland and lift demand for industrial land, housing and services across the city.

The wider Townsville market

Townsville's commercial market is supported by defence, the port, the hospital and the university, plus the resources sector to the west. Industrial demand is strongest in Bohle, Garbutt and Mount St John, with transport, mining services and construction businesses leading. In the CBD and North Ward, older buildings are being bought by investors and owner-occupiers, with several properties marketed this month, including 4–8 Cleveland Terrace, North Ward.

Interest rates and what they mean for Townsville

September's CPI of 4.3 per cent has economists expecting a rise to 4.85 per cent on 3 November. Townsville assets generally trade at higher yields than the capital cities, which gives investors some buffer, but private buyers who borrow will still feel it.

What this means for owners and investors

  • Follow the anchor projects. Lansdown and the quartz campus could reshape industrial demand. Land and sheds close to the supply chain stand to benefit.
  • Explain the north's story. Many buyers come from the south. Clear information about Townsville's economy, defence base and port helps them understand the opportunity.
  • Present older buildings well. CBD and North Ward properties sell better when buyers can see the refurbishment or reuse potential.
