Cointreau Family Sells Adelaide CBD Sites to Centurion for $25m – October

2026

18 October 2026 · 3 min read

Singapore-based student accommodation group Centurion has agreed to buy six neighbouring Adelaide CBD sites, including 199–200 North Terrace and 12–20 Gawler Place, from heirs of the Cointreau liqueur family for $25 million. It plans a three-tower, $300 million mixed-use precinct linked to Rundle Mall.

The purchase comes seven months after Centurion lodged plans for the site. It is one of the most significant development land deals in the Adelaide CBD this year, and another sign of how student housing is driving inner-city development across Australia.

A site with real history

The holding includes an 1867 sandstone building designed by Edmund Wright, Edward John Woods and Edward Hamilton, some of the architects who shaped colonial Adelaide. It was long home to the John Martin & Co department store, a much-loved Adelaide retail name that closed in 1998.

More recently the site was occupied by Le Cordon Bleu's culinary school, until 2017. The school's Adelaide campus and national head office have since moved to Regency Park. The Cointreau connection comes through Le Cordon Bleu, which has long been linked to the family.

What Centurion plans to build

Centurion lodged its development application in March 2026, well before agreeing to buy the land. The plans include:

  • a 30-level student accommodation tower
  • a traditional residential tower
  • an office tower
  • a podium of retail, food, beverage and entertainment space
  • a pedestrian connection through to Rundle Mall via Gawler Place
  • retention of the 1867 heritage building

Construction is expected to start within 12 to 18 months. The project's estimated end value is around $300 million, about twelve times the land price. That gap is the value a well-planned development can create from an underused CBD holding.

Who is Centurion?

Centurion is a Singapore-listed accommodation operator with a growing Australian portfolio. It runs about 1,629 student beds across three Australian assets, including Dwell East End in Adelaide. It has also been expanding steadily:

  • an amalgamated site in Nedlands, Perth, for an 18-level student complex
  • a $25 million Melbourne CBD site, the former Victoria Police Association building on McKenzie Street, planned for about 575 student beds
  • two Pilbara key worker accommodation properties

Its $12.5 million share of the Adelaide purchase is funded from internal resources. The other half comes from entities linked to its controlling shareholders and joint chairmen, Han Seng Juan and David Loh.

Student housing is reshaping North Terrace

North Terrace is Adelaide's cultural and university boulevard, home to the University of Adelaide, the State Library, the Art Gallery and the Museum. It is a natural location for student accommodation, and the competition is building.

Just along the street, 1835 Property and Marlborough Capital are developing a $450 million Unilodge student project at 88 North Terrace, behind the historic Trinity Church. Together, these projects point to a big shift in how Adelaide's East End and university precinct will look over the next decade.

Purpose-built student accommodation has become one of the most sought-after sectors nationally. Strong international and interstate student demand and a shortage of suitable rentals have pushed operators and investors to secure CBD sites close to campuses.

Why the deal matters for Adelaide

  • Activation: a long-underused heritage holding next to Rundle Mall could become a busy mixed-use precinct.
  • Housing supply: student and residential towers add density to the CBD.
  • Confidence: offshore capital is backing Adelaide's CBD with a nine-figure project.
  • Heritage reuse: the scheme shows how historic fabric can anchor new development rather than block it.

What it means for owners and developers

  • Plan before you buy. Centurion lodged its application before settling, which lowered its risk and showed the site's potential.
  • Amalgamation unlocks scale. Combining six titles creates a site big enough for a multi-tower precinct.
  • Heritage can be an asset. A well-handled heritage building adds character and identity to a new development.
  • Big projects need a clear vision. Renders, flythroughs and precinct marketing help win over planners, partners and future occupants long before construction starts.
