Mackay's commercial property market runs on mining services. In October 2026 the focus stayed on Paget. The city's main industrial estate has seen a steady run of sales this year, from Natgen's $15.1 million purchase of a fully leased facility on Diesel Drive to warehouses on Titanium Drive and Peace Street. Limited supply and high building costs are making existing sheds more valuable.
This October 2026 update covers Mackay commercial and industrial property and what owners, investors and businesses should watch.
Mackay commercial property in October 2026 at a glance
- Paget industrial: the core of the market, with limited new supply and rising construction costs
- Biggest deal this year: 33–41 Diesel Drive, Paget, sold to Natgen for $15.1 million off-market, fully leased
- Recent sales: 12–20 Titanium Drive, Paget, sold in August; neighbouring 8 and 10 Peace Street, Paget, sold separately mid-year
- Units: strata warehouses on Transport Avenue, Paget, selling for around $500,000
- Interest rates: cash rate 4.60 per cent, a rise to 4.85 per cent widely expected on 3 November
Paget: tight supply, steady buyers
Paget is Mackay's industrial heart, home to mining equipment suppliers, engineering workshops, transport and logistics businesses. Through 2026 the estate has recorded a steady flow of sales. A 1,305 sqm warehouse at 12–20 Titanium Drive sold in August, two neighbouring properties at 8 and 10 Peace Street sold in separate deals mid-year and strata units on Transport Avenue have traded at around $500,000.
The biggest deal of the year was national fund manager Natgen's off-market purchase of the fully leased facility at 33–41 Diesel Drive for $15.1 million. Interest from national funds shows Mackay is now seen as a serious regional industrial market, not just a mining town.
Why existing sheds are worth more
Building costs have risen sharply and serviced industrial land in Paget is limited. That makes buying an existing, functional shed cheaper and faster than building new for many businesses. It is pushing up values for well-located buildings with good yards, crane capacity and heavy vehicle access.
Mining services and the outlook
Mackay's commercial market follows the Bowen Basin. When coal and metals producers are investing, demand for workshops, yards and storage rises. Businesses servicing mines also need offices and accommodation in the city, which supports the wider commercial market. The region is also positioning for new industries in renewable energy and resources processing.
Interest rates and what they mean for Mackay
September's CPI of 4.3 per cent has economists expecting a rise to 4.85 per cent on 3 November. Mackay industrial property typically offers higher yields than the capitals, which gives investors some buffer. Owner-occupiers with strong mining contracts remain active buyers.
What this means for owners and investors
- Show the operational features. Yard size, crane capacity, power and heavy vehicle access are what Paget buyers look for first.
- Reach national buyers. Funds like Natgen are now active. Leased assets should be marketed beyond the local area.
- Explain the tenant's business. Investors want to understand the tenant's link to the mining sector and the security of the lease.
