Charlton: a new life for the InterLinkSQ site

National Intermodal, the federal government's logistics developer, has bought 167 Draper Road, Charlton, a 170.8-hectare holding across five titles, for $14 million. The site was previously planned for the private InterLinkSQ intermodal terminal and was sold by a mortgagee in possession through Ray White. It is zoned for medium impact industry under the Charlton Wellcamp Enterprise Area plan and carries an approval for a global logistics centre and rail intermodal base.

National Intermodal plans to turn it into a regional freight hub. With Inland Rail, the Warrego Highway and the Toowoomba Bypass converging nearby, a government-backed terminal could make the Charlton–Wellcamp area one of the most important freight precincts in Queensland.

The Darling Downs data centre story

The Western Downs Digital Park at 1933 Dalby-Kogan Road, Kogan, about 37 km north-west of Dalby, is still on track. In its quarterly update on 28 October, Dexus confirmed its data centre platform is still working through lease documents with an Australian subsidiary of Anthropic for stage one, subject to approvals. The 725-hectare site sits in a special industry area close to energy generation and transmission.

For the region, a hyperscale campus would bring construction work, new services businesses and demand for industrial and commercial property in Dalby and Toowoomba.

Healthcare and local trading

Regional healthcare property is a favourite with investors. The Ochre Medical Centre in Dalby sold for $10.8 million at a 7.3 per cent yield, with six tenants including pathology, imaging and a GP practice and rents rising by CPI plus 1 per cent each year.

In Toowoomba itself, the market is active at the smaller end. A property at 7 Barrabool Court, Wilsonton, sold for $1.606 million on 6 October through Colliers. Several commercial buildings and new strata units in Rangeville, the city centre, Rockville and Torrington were offered by expressions of interest during the month.

Interest rates and what they mean for Toowoomba

With September CPI at 4.3 per cent, a rise to 4.85 per cent is widely expected on 3 November. Toowoomba's buyers are mostly local businesses and private investors, so higher borrowing costs matter. Well-leased healthcare and industrial assets with CPI-linked rents remain attractive.

What this means for owners and investors

  • Freight access is the story. Show how a site connects to the Bypass, the Warrego Highway and future rail.
  • Healthcare sells on lease strength. Present tenant mix, review structures and lease terms clearly.
  • Watch Charlton–Wellcamp. A government freight hub could lift values for nearby industrial land.
