When we published our first North Maclean and Greater Flagstone update in June, the precinct was described as South East Queensland's next major industrial and logistics corridor. Four months on, that description looks conservative. Amazon is building one of the largest warehouses ever constructed in Queensland, new industrial estates are moving from paper to civil works and the Priority Development Area has grown by almost 200 hectares.
This second update covers what has changed, who is building what, where key approvals stand and what developers, investors and occupiers should watch over the next 12 months. If you missed it, our June 2026 update explains the fundamentals behind the corridor.
October 2026 at a glance
- Amazon is building a $750 million, 150,000 sqm robotics fulfilment centre at Charter Hall's Flagstone Logistics Estate, due by the end of 2028.
- 820 Greenbank Road sold to Norhart for $15 million, with an approved 28-lot industrial estate now around halfway through civil works.
- 824 Greenbank Road next door sold to Orchard Property Group for $20.5 million, about $145 per sqm for 14 hectares of greenfield land with no approvals in place.
- Boral paid $4 million for a site in the precinct.
- NM ONE, a development-ready site of about 17.9 hectares with capacity for about 105,000 sqm of floor space, now has its own title and is listed as sold. The buyer and price have not yet been announced.
- Logan Flagstone Industrial has responded to EDQ's information request on its 17-lot subdivision and a decision is pending.
- The Greater Flagstone PDA was amended on 7 August 2026, adding 197.2 hectares for tertiary education, research and an enterprise precinct.
- The Mount Lindesay Highway duplication through Jimboomba is complete and planning for the next 20 km of upgrades is under way.
- Peet, the developer of Flagstone, has agreed to a takeover by Ingenia Communities, with a shareholder vote due in December.
Amazon changes the scale of North Maclean
The single biggest development in the corridor this year is Amazon's commitment to Charter Hall's Flagstone Logistics Estate. Announced in March and now under construction, the Amazon Robotics fulfilment centre will cover more than 150,000 sqm across four levels, nearly twice the area of Suncorp Stadium. It will be Amazon's main Brisbane hub and its second fulfilment centre in Queensland after Lytton.

On site in October, progress is obvious. The four-level steel structure runs the length of the building, cladding has started at one end and two crawler cranes are working the frame.
The numbers are significant for the whole region:
- Investment: about $750 million
- Capacity: more than 125 million packages a year, with storage for up to 15 million smaller items
- Jobs: more than 1,000 ongoing roles once fully operational, plus about 2,000 construction and fit-out jobs
- Completion: expected by the end of 2028
Flagstone Logistics Estate covers about 118 hectares near the Mount Lindesay Highway and about 30 hectares are now committed. Bunnings and DATS are already tenants. Charter Hall chief executive Richard Stacker has described Flagstone as a key national logistics precinct. Logan Mayor Jon Raven said the investment creates careers so young people in the country's youngest and fastest-growing city don't have to leave to find work.
For the surrounding market, a tenant of Amazon's size does more than fill a building. It confirms the location for other logistics operators, draws in suppliers and service businesses, accelerates infrastructure planning and gives lenders and investors a reference point. Many major industrial precincts in Australia were defined by one anchor commitment and North Maclean now has one.
Norhart buys 820 Greenbank Road for $15 million
In March, Brisbane developer Norhart Developments bought the 20.25-hectare site at 820 Greenbank Road, North Maclean, for $15 million through Colliers. The vendor had paid $12.375 million in late 2022, a solid uplift in a little over three years for land with a clear industrial pathway.
Economic Development Queensland approved a staged 28-lot industrial subdivision on the site in November 2025 (DEV2025/1661). Lots are planned between about 2,000 sqm and 8,000 sqm. Bulk earthworks have shaped the estate and civil works are understood to be around halfway complete. Norhart has a strong track record with small and mid-sized industrial estates, including Belvedere Business Park at Park Ridge, Cansdale Business Park at North Lakes and Waterford Business Park at Waterford West.
The lot sizes matter. Large logistics users are well catered for at Flagstone Logistics Estate, but trade businesses, contractors, suppliers and owner-occupiers need smaller freehold lots. Estates like Norhart's fill that gap and they tend to fill up quickly once a precinct has momentum.
Orchard Property Group pays $20.5 million for 824 Greenbank Road
The most telling land deal since our last update settled on 30 September 2026. Orchard (Greenbank Rd) Developments, part of Orchard Property Group, bought the roughly 14-hectare site at 824 Greenbank Road, North Maclean, for $20.5 million. The transfer is recorded with Titles Queensland.
That works out to about $145 per sqm for greenfield land with no development approval in place. Orchard has since lodged a development application with Economic Development Queensland (DEV-2026-FLA-5267) covering the full developable area of the site and it is now under assessment.
The price is a clear marker for the precinct:
- Almost double the March benchmark. Norhart's 820 Greenbank Road purchase, with an approved 28-lot subdivision, worked out to about $74 per sqm. Orchard has paid roughly twice that rate for unapproved land next door, six months later.
- Buyers are pricing in the future. Paying about $145 per sqm before any approvals are in place shows how much confidence Amazon's commitment and the wider corridor have created.
- Approved, highway-fronting land should be worth more. If unapproved land trades at this level, serviced and approved sites with Mount Lindesay Highway exposure are well placed.
Greenbank Road is filling up quickly. EDQ's register also shows 2026 applications nearby for a nine-lot subdivision at 806–818 Greenbank Road, outdoor storage of goods and heavy machinery at 782–804 Greenbank Road and an approved three-lot reconfiguration at 916–944 Greenbank Road.
Boral buys in
Construction materials giant Boral has also secured a foothold. Titles Queensland records show Boral Resources (QLD) bought Lot 2 on RP209351 for $4 million, with the transfer registered on 3 August 2026. Boral has not yet lodged a development application or announced its plans for the site.
Even so, the purchase is telling. Construction materials suppliers position themselves where they expect years of steady building activity. Between Amazon's fulfilment centre, several industrial estates moving through civil works and thousands of new homes across Greater Flagstone, North Maclean is exactly that kind of place.
It also shows how a precinct matures. First the anchors and estates arrive, then the suppliers and service businesses that build and support them follow. Materials suppliers, trade businesses and equipment hire are often the first wave of that supply chain.
NM ONE: titled and listed as sold
In February, CBRE and CG Property Group launched an expressions of interest campaign for NM ONE at 4653–4691 Mount Lindesay Highway. The site was marketed as about 17.4 hectares of serviced, level land with capacity for about 105,000 sqm of floor space, more than 285 metres of frontage to a new service road and a depth of nearly 690 metres. Bulk earthworks and civil works were scheduled to reach practical completion in June 2026. The campaign closed in March.
Since then, the site has passed two milestones. On 9 October 2026, Titles Queensland registered a new plan of subdivision (SP362928). It creates NM ONE as a separate title of about 17.9 hectares (Lot 1), alongside a second lot of about 16.58 hectares, a new road reserve of about 1.44 hectares along the Mount Lindesay Highway frontage and service easements to Energex and Logan City Council. The new title was issued on 14 October.
The online campaign now shows NM ONE as sold, although no market announcement has been made on the buyer or price. With a separate title, a new frontage road and services in place, the site is ready for a major occupier or developer to move quickly. The second 16.58-hectare lot behind it points to more large-format land to come.
The agents' commentary sums up the market. CG Property Group's Michael Callow noted that while headline forecasts suggest a few years of industrial land supply remain, large sites are much tighter, with very few development-ready parcels able to accommodate buildings of 25,000 to 30,000 sqm or more. CBRE's Matthew Frazer-Ryan expected up to 300,000 sqm of tenant-led briefs to hit the Queensland market in 2026. With South East Queensland absorbing about 210 hectares of industrial land a year, large, serviced and approved sites are becoming scarce.
Logan Flagstone Industrial: where the approval stands
Logan Flagstone Industrial is a proposed 17-lot industrial subdivision at 4745–4773 Mount Lindesay Highway, North Maclean, lodged with EDQ by Roubaix Properties (DEV2025/1676). Since our last update, the project team has responded to EDQ's information request and outstanding matters, including a revised subdivision layout, hydraulic impact assessment, ecological advice, civil drawings and electrical design. A change application with updated proposal and bulk earthworks plans has also been lodged. The application is now at the decision stage.
The estate sits in a strong position:
- direct Mount Lindesay Highway exposure
- Industry Business land within the PDA, supporting uses from warehousing to service and medium impact industry, subject to approval
- next to the approved North Maclean Distribution and Factory Outlet Centre (DEV2024/1558), a 16-hectare precinct on its northern boundary where earthworks are now progressing
- near the Norhart estate and Flagstone Logistics Estate, where Amazon is now under construction

Independent analysis by Foresight Partners for the precinct forecast Logan's population to grow by about 90 per cent between 2021 and 2046, with more than 14,000 additional industrial jobs by 2041 and an industrial land shortfall of about 371 hectares between 2021 and 2036. Amazon's commitment adds weight to those forecasts.
The PDA grows by 197 hectares
On 7 August 2026, a minor amendment to the Greater Flagstone PDA Development Scheme came into effect, adding 197.2 hectares to the PDA boundary. The land is set aside for tertiary education, university-related research and development, student accommodation and an enterprise precinct.
The details of the university partner and the timing have not been made public. Still, the direction is clear. Greater Flagstone is being planned as a full city with homes, jobs, education and research, not just a housing area. Education and research precincts bring knowledge jobs and training pathways that suit the trade and logistics businesses moving into North Maclean.
The PDA already covers about 7,188 hectares and is planned for about 51,500 homes and up to 138,000 residents over 30 to 40 years. It sits between two major employment areas, North Maclean to the north and Bromelton to the south.
Roads: Jimboomba done, next stages in planning
The $95 million duplication of the Mount Lindesay Highway between Johanna Street and South Street at Jimboomba is finished. All four lanes opened in late March and works were completed in April 2026. The project was funded with $63.4 million from the Australian Government and $31.6 million from the Queensland Government. It added a new southbound bridge and a shared pedestrian and cycle underpass.
Planning is now under way for about 20 km of safety upgrades between Jimboomba and Beaudesert. Designs for right-turn treatments between Woodhill and Gleneagle are expected in late 2026 and business cases for treatments at Veresdale and overtaking lanes between Cedar Vale and Woodhill are due in 2027. Closer to Flagstone, Logan City Council has started early works on a signalised intersection at Teviot Road, Homestead Drive and Glynton Road, with main construction planned for later this year.
For industrial users, the Mount Lindesay Highway is the lifeline. It connects North Maclean to the Logan Motorway, Gateway Motorway and M1. Every upgrade improves travel times and reliability for freight, staff and customers.
Rail: still the missing link
The proposed Salisbury to Beaudesert passenger rail line remains in planning. Early business case and assessment work has recommended heavy rail and the next step is selecting and protecting a corridor, followed by community consultation. It has no construction funding, confirmed stations or opening date. Some reports have the corridor on Infrastructure Australia's 2026 priority list, which would help its case, but for now the corridor depends on roads.
The residential engine keeps running
Industrial demand in North Maclean is driven by the growth around it and that growth continues:
- Ingenia–Peet takeover: Peet, developer of the Flagstone estate, entered a binding scheme with Ingenia Communities in August, reportedly valuing Peet at more than $900 million. Ingenia plans to sell 49.9 per cent of the Flagstone asset to Brown-Neaves Investments. The shareholder vote is expected in early December, with completion in late December.
- New homes: Peet's latest precinct, approved for about 1,600 lots, is expected to deliver its first homes from around October 2026. Mirvac's Everleigh and Pacifiq's Riverstone Springs and Flinders Lakes continue to grow in the PDA.
- Education: St Bonaventure's College opened in February 2026 and is planned to grow to more than 1,800 students.
- Town centre: new businesses keep opening around Flagstone's town centre, while the planned 126-hectare city centre remains a longer-term project.
Every new household adds demand for goods, services, trade and logistics. That is why the industrial land story and the housing story here are one story.
Corridor scorecard
- Flagstone Logistics Estate (Charter Hall): 118 ha, Amazon under construction, Bunnings and DATS on site
- 820 Greenbank Road (Norhart): 20.25 ha, 28 lots approved, sold for $15m, civil works about 50 per cent complete
- 824 Greenbank Road (Orchard Property Group): about 14 ha, sold for $20.5m (about $145/sqm) without approvals, DA under assessment
- Lot 2 on RP209351 (Boral): bought for $4m in August 2026, no DA lodged yet
- NM ONE: about 17.9 ha (Lot 1 on SP362928, titled October 2026), about 105,000 sqm capacity, listed as sold, buyer not yet announced
- Logan Flagstone Industrial (Roubaix Properties): 17 lots, information request answered, decision pending
- North Maclean Distribution and Factory Outlet Centre: 16 ha, approved, earthworks progressing
- Greater Flagstone PDA: expanded by 197.2 ha for education and enterprise
What it means for developers and investors
- The anchor is in. Amazon's commitment removes much of the "is this location real?" question for other occupiers and financiers.
- The window is narrowing. As estates are approved and land is absorbed, early-mover pricing will not last.
- Lot mix matters. Demand covers everything from 2,000 sqm trade lots to 100,000 sqm-plus logistics sites and estates that match the right segment will lease and sell faster.
- Land values are moving fast. Greenbank Road went from about $74 per sqm for approved land in March to about $145 per sqm for unapproved land in September.
- Approvals and access drive value. Approved, serviced land with highway exposure and heavy-vehicle access is the scarcest product in the corridor.
What it means for occupiers
- Businesses that need to be close to Amazon's network, the new residential catchment or the Mount Lindesay corridor should be securing land or pre-commitments now.
- Trade, construction and service businesses supplying Greater Flagstone's growth will find smaller freehold lots in estates like Norhart's and Logan Flagstone Industrial.
- With large-site supply tight across South East Queensland, North Maclean is one of the few places where a 25,000 sqm-plus requirement can still be met in a growing corridor.
Why early marketing matters here
In emerging precincts, buyers and tenants are asked to commit before the roads, services and buildings exist. The developers getting traction are the ones who make the future easy to see: masterplans that show lot layouts and truck movements, aerial renders that place the estate in its real context next to the highway and its neighbours and clear information on approvals and timing. With so many estates competing for the same occupiers, clear presentation is a real advantage.
What to watch over the next 12 months
