Welshpool is not one market but a network of streets, each with its own character. Main road frontages like Welshpool Road and Kewdale Road attract large operators and investors, while side streets such as Tomlinson Road, Dowd Street and Kurnall Road hold the warehouses and yards that keep Perth running.
This guide walks through the streets people search for most, with recent deals and developments on each. For the wider picture, see our Welshpool suburb guide.
Welshpool Road
The suburb's namesake is a major east–west route and its busiest commercial frontage. At 248 Welshpool Road, a fully leased 4,093 sqm building on 7,905 sqm with frontage to both Welshpool and Orrong roads sold off-market through Colliers in February 2026. Further along, 164–168 Welshpool Road was developed as a new warehouse, office and showroom with strong road exposure. Main road exposure suits showrooms, trade counters and businesses that value signage.
Kewdale Road
Kewdale Road runs north–south through the precinct towards Kewdale and the airport. At 2–10 Kewdale Road, a 13,225 sqm warehouse with heavy-duty gantry cranes on 1.82 hectares sold for $20.62 million in March 2026. The site also fronts Mills Street North and Orrong Road and is leased to Bend-tech Group until 2032 on a triple-net basis.
Tomlinson Road
Tomlinson Road is home to Second Space at 26–28 Tomlinson Road, a contemporary 1.45-hectare industrial development of purpose-built units. We created the aerial and ground renders, the 3D masterplan and the information memorandum for the project and later the Building F visuals and mezzanine design. It shows how new, smaller-format product is being created within an established precinct.
Orrong Road
Orrong Road is one of the key arterial links between Welshpool, Kewdale and the inner suburbs. Corner and dual-frontage sites that reach Orrong Road, like 248 Welshpool Road and 2–10 Kewdale Road, benefit from extra access and exposure.
Dowd Street
Dowd Street is a classic Welshpool industrial street of mid-sized warehouses. MLV recently leased 4,725 sqm at 61 Dowd Street on a five-year term with a further five-year option after more than 80 enquiries. Nearby, 99–101 Dowd Street, a fully leased 3,541 sqm building on 7,659 sqm, was marketed as an investment in 2025.
Kurnall Road
Kurnall Road shows how rarely large Welshpool sites change hands. In 2023, Skippers Transport bought 91–103 Kurnall Road, an underdeveloped 1.8-hectare site, for $10.3 million (about $563 per sqm of land). It was the first sale of the property in 25 years.
Casino Street and Division Street
Casino Street features larger premium facilities. In 2025, 18 Casino Street, a 3,738 sqm building on 7,317 sqm, was marketed as a premium-grade industrial asset. On Division Street, 29–31 Division Street, a leased investment on a 2,270 sqm General Industry site, has been offered for sale.
Choosing the right street
- Main roads for exposure, signage and customer access
- Side streets for lower cost and quieter operations
- Dual frontage for flexible truck movements and future redevelopment
- Proximity to Leach and Roe highways for heavy vehicles
