Commercial Property in Welshpool: A 2026 Guide to Buying or

Leasing

21 October 2026 · 2 min read

Finding commercial property in Welshpool is not easy. Perth's industrial vacancy has been around 1 per cent and Welshpool is one of its most tightly held precincts. Good buildings often sell or lease before they reach the open market.

This guide explains what kinds of property you will find in Welshpool, what to look for and how to give yourself the best chance of securing the right site, whether you are buying, leasing or investing.

What's on offer in Welshpool

  • Strata units: small office/warehouse units suited to trade and service businesses
  • Freestanding warehouses: older and modern buildings, often on 2,000–8,000 sqm lots
  • Manufacturing plants: large sites with cranes, high clearance and heavy power
  • Logistics facilities: distribution centres close to the airport and freight terminal
  • Development sites: underused land with redevelopment potential

Buying: what recent deals tell us

Recent sales show the range of the market. In March 2026, Leighton Funds agreed to buy 2–10 Kewdale Road, a 13,225 sqm warehouse on 1.82 hectares leased to Bend-tech Group until 2032, for $20.62 million at a 6.5 per cent yield. In February, Colliers sold 248 Welshpool Road off-market, a fully leased 4,093 sqm building on 7,905 sqm with frontage to both Welshpool and Orrong roads. Smaller warehouses and sites in the $3 million to $6 million range also continue to trade.

Owner-occupiers are a big part of the buyer pool. When transport operator Skippers Transport bought 91–103 Kurnall Road in 2023, it was the first sale of that 1.8-hectare site in 25 years.

Leasing: what to expect

Leasing is just as competitive. MLV recently leased 4,725 sqm at 61 Dowd Street on a five-year term with a further five-year option after a campaign that drew more than 80 enquiries. Across Perth, CBRE put prime industrial rents at about $150 per sqm at the end of 2025 and rents have continued to rise since.

Tenants should be ready to move quickly, with finances, fit-out needs and timing sorted before inspecting.

What to look for

  • Access: truck turning, roller door heights and B-double access where you need it
  • Power: three-phase and capacity for machinery or cold storage
  • Clearance and cranes: essential for manufacturing and heavy storage
  • Hardstand and yard: often more valuable than extra building area
  • Office ratio: enough for your staff without wasting warehouse space
  • Parking: staff and customer parking can be tight in older streets
  • Zoning and approvals: check your intended use is permitted

Tips for buyers and tenants

  • Register with local agents for off-market opportunities
  • Get finance or lease approvals lined up before you inspect
  • Look at slightly older buildings with good land, which can be upgraded
  • Consider neighbouring Kewdale, Belmont and Forrestfield as alternatives
  • Think long term, as Welshpool sites rarely come back to market

For investors

Leased Welshpool assets attract both private and institutional buyers because vacancy is low and land is scarce. Yields vary with tenant quality, lease length and building condition, as the Kewdale Road sale shows. Read the October 2026 market update for the bigger picture.
